Overview
While much of the investment conversation focuses on large single-family homes, smaller rental properties have quietly been delivering some of the strongest returns this year. Studios and one-bedroom units continue to attract steady renter demand, even as larger properties see slower turnover in several markets.
One of the biggest advantages of smaller units is the lower barrier to entry. Investors can purchase these properties at a fraction of the cost of larger homes, while still generating consistent monthly rental income from a reliable pool of tenants.
Smaller properties also tend to be easier to manage, with lower maintenance costs and faster turnover between renters. When measured by rent-to-price ratio, many of these units are currently outperforming larger single-family investments, making them worth a closer look for investors focused on cash flow.
